Back-end ratio (all debts)30.00%
Front-end ratio (housing only)24.00%
Total monthly debt$1,500.00

On $5,000 gross monthly income with $1,500 of debts, the back-end DTI is 30% — comfortably inside most lender limits.

Lenders compare your monthly debt payments with your gross monthly income. The back-end ratio (all debts) and front-end ratio (housing only) are the two numbers mortgage underwriters rely on most.

As a rough guide, a back-end ratio under 36% is considered healthy and many mortgage programs cap it at 43–50%.

The formula

Back-end DTI = Total monthly debt ÷ Gross monthly income × 100

Frequently asked questions

What counts as a debt payment?

Minimum required monthly payments: housing (rent or mortgage + tax/insurance), car loans, student loans, credit card minimums and other installment debts. Utilities and groceries do not count.

How can I lower my DTI quickly?

Paying off a small loan entirely removes its whole payment from the ratio, which usually helps more than spreading the same money across several balances.
